Don’t judge a book by its cover they say…yet in the vast majority of cases first impressions really do count when it comes to making your home ready for sale and presentable to interested potential buyers.
We will work with you to make suggestions to get your home ‘sale ready’ and make you aware of any issues we believe should be considered before you open your home to the viewing public. Decluttering, a hoover and a dust, neutralising any pet or smoke odours are all givens but you also have the decision to make about the actual viewings.
Firstly, will you do open viewings or set appointments and secondly, would you prefer to do the viewings and show prospective buyers around yourself, get us to do them, or a mixture of both?
You can offer potential buyers the opportunity to come along to an open house viewing. These will normally be on a Thursday 6-8pm and a Sunday 2-4pm but you can choose other days and times. They are a great way to sift through those who are really interested or just coming for a nosey – interested buyers can then follow up by booking a private appointment…
We’ll help you coordinate private viewings with interested prospective buyers on days and times to suit you.
With these you conduct the viewings yourself. Some people prefer this because they know their home and are fully equipped to answer any questions from prospective buyers. We will of course give you some guidance on taking full advantage of these.
We can take over your viewings for you if you would rather not be around or don’t feel comfortable showing virtual strangers around your home. We have several viewing agents who can be flexible to suit your prospective buyers. We can also just be there with you if you feel more relaxed with the added support.
