SCOTTISH HOME REPORT OVERVIEW…

Since 2008, all sellers in Scotland are legally required to obtain a Home Report in order to put a property on the market.

A Home Report comprises of three parts... a Single Survey, an Energy Report and a Property Questionnaire giving the seller a detailed condition report and value of the property carried out by a local chartered surveyor and member of the RICS (Royal Institute of Charted Surveyors). Once completed the Home Report is made available to potential buyers looking for information about a property for sale.

The breakdown is as follows:

  • The Single Survey is an assessment carried out by a chartered surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs
  • The Energy Report is also conducted by the surveyor and contains an assessment of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency
  • The Property Questionnaire is the part completed by the seller of the home. It contains extra information about the property, such as Council Tax banding and factoring costs that will be useful to buyers.

The cost of the Report is mainly based on the value of the property and sellers are still required to commission a report even if they plan to sell the property themselves or without an estate agent.
