Since 2008, all sellers in Scotland are legally required to obtain a Home Report in order to put a property on the market.
A Home Report comprises of three parts... a Single Survey, an Energy Report and a Property Questionnaire giving the seller a detailed condition report and value of the property carried out by a local chartered surveyor and member of the RICS (Royal Institute of Charted Surveyors). Once completed the Home Report is made available to potential buyers looking for information about a property for sale.
The cost of the Report is mainly based on the value of the property and sellers are still required to commission a report even if they plan to sell the property themselves or without an estate agent.
If you decide to sell with us we have a trusted and recommended RICS surveyor who most importantly are on every major lending panel in the UK. This precludes the need for a second report, a real advantage when selling your home.
There are some legal requirements and considerations regarding the validity of Home Reports. Please speak to our property professionals for a detailed resume.
